What is a Master Lease?

In essence, a Master Lease is a lease we hold with you, as the owner of the property. This unique form of leasing is a contract directly between The Perfect Tenant and you, enabling us to take control of the day-to-day aspects of your property and rent it out to great tenants without ever bothering you with all the details. Master Leases tend to last longer than conventional leases, and with The Perfect Tenant, we generally lease properties for between 5-10 years at a time.
The Master Lease means we have a legally binding contract, keeping you safe and ensuring you get all rent paid on time. That means you aren’t missing out on cash to pay the mortgage when a tenant vacates, and you don’t have the headache of getting involved in lengthy advertising, ongoing searches, or liaising with property managers.
You can sit back, relax, and be comforted by the knowledge that your property is kept up to standard, rented appropriately, and managed for you.

We share the rent Balance between risk and monthly payment

• Repairs- We pay up to $500 per calendar year. Does not accumulate over the years or rollover.
• City Permit/Business License- We pay and are responsible for 100%
• Utilities- We pay and are responsible for 100%
• Maintenance- We Pay for: Cleaning of gutters annually, Cleaning of dryer vent annually, Servicing HVAC/Wall Heaters, Filters semi-annually. Landscape Maintenance.
• Move out- We give you $3000 towards paint and flooring.

• Move Out- We give you $6,000 at move out for paint and carpet
• We pay you each month regardless if we have a tenant paying or not.

The Perfect Tenant is NOT property management. We are not property mangers or have an agency relationship with you. The Perfect Tenant works through a concept called ‘Master Leasing’. Instead of your renting your property directly to tenants – and facing the challenges and headache that can result from this – we instead act as the middle man between doing it yourself and handing your keys over to property management. A Master Lease allows us to then sub-let your property to our thoroughly vetted tenants without you ever needing to get involved. You get your rent on time every month, and you never have to think about the little details again-all the good parts of being a landlord, without any of the downsides. As experts in the field of real estate, we’re able to perform all the duties needed to keep our tenants happy while ensuring you receive your rent and don’t have to deal with the nitty-gritty of rental ownership. Stress-free rentals are what we do. What could sound better than that?

What’s the catch?

As with any business, The Perfect Tenant needs to make a profit to keep doing the great things we do. When you work with us, we usually agree to a reduced rate for rent, allowing us to cover our fees directly from our tenants. That means no variation in costs – just the same, set income each month. To make our service even fairer to landlords and property owners like yourself, we don’t do set percentage fees. Instead, we work on a case-by-case basis to ensure you’re getting the best deal for your needs – and that you’re 100% happy with our agreement. You can’t say that about many other services.
